Long Time No Blog :)
It’s been awhile since my last blog. I have been busy, busy! I’m trying to get the rest of my ebay inventory listed and sold. It is very time consuming but I’m ready to be done with it for awhile. I need to continue to concentrate my efforts on my real estate, that is where my passion resides.
On May 30, 2009, I put a house under contract in Mobile Alabama. This is a 3/1, 1118 sq. ft., good sized lot, car port, screened in back porch, inside laundry, great location.
Comps $107K
Repairs cosmetic: carpet in two rooms, flooring in kitchen. Most of the cosmetics (ie. Paint, cabinet repair, etc.) have recently been done and will be finished prior to closing.
Asking price $74,500 (my contract is for $69,000)

If I can find a buyer I have the potential to make $5,000. I may have to come down on my assignment fee a little to make the deal work but I’m willing to negotiate, I’m not greedy.
I have been spending the last two days trying to find investors over in Mobile that might be interested. I have had a couple nibbles but no real bites. I have 60 days to close on this contract but in 30 days if I do not get any bites I will tell the homeowners and we may end up doing a subject-to.
